I've been let down so many times from this place. Subpar food. Overpriced items that aren't cooked well. Requests to omit a certain ingredient, like a sauce on top, have been ignored. Most times when I went in for pickup I was ignored by staff and just standing there waiting by the bar. More than once I've had to stop someone and ask to be helped. View all feedback.

We've been homeowners in Westfall Village for two years. It was the best decision we've ever made. Ed and the gentlemen who work for him keep our neighborhood untouched, summer and winter. You're a pleasure handling it. Westfall is a clean, quiet neighborhood with beautiful neighbors. It is a great place to live and Ed was nothing but friendly and respectful to deal with it.
After you have a $3,000 deposit (yes, you read that right: THREE THOUSAND DOLLARS and live here for two years, everything we leave for a peaceful transition and a positive note. We paid our rent in time, all our bills were taken care of, we were quiet and never had a problem with the neighbors. We even hired a wonderful professional cleaner that washed the floors and windows, wiped and shaped walls, shrunk carpets, all kitchen utensils, washbasins, toilets, bathtub and shower clean. I took at least 60 pictures of the entire two bedrooms, two bathroom apartment as proof of the flawless, basically moved-in ready condition we in. He'll never get an apartment as clean as the way we left it. The landlord had known since we signed the rental contract of the second year that we were looking for a house and that it would probably be our last year. On the last day of the law allowed, he sent us a check for less than half of our bail and once we questioned it, his greed and fragile ego overcome him and he put a 'stop payment' on the check. After suing in court, he tried to contradict us. At least the judge said it was ridiculous and it was released. Eddie Patanian broke the law by violating the housing stability and lease law of 2019, by first refusing to walk through the apartment to show us what he considered to be damage, not allowing us to mitigate problems, not to give back any of our security deposits, and finally through constant attack on additional costs. Only after the police and the court were picked up, did he meet. It is now four months later and we STILL still have a single penny of our $3,000 deposit to see. We finally had our court appointment with the sworn statement of a NYS trooper who was present for the walk through (I wouldn't really call it that Ed was standing in a place all the time ignored me and refused to show me what he considered damaged. He manipulated and intimidated his current workers in LYING for him while in id before a court. He practiced them to say that there was a strong animal smell, the carpet was covered with animal stains, the walls had large gasheses in them from what 'picked like a dog', and that the fridge and stove like someone just cooked leave dinner on them. That's all. I gave pictures condition that I left the apartment. Be the judge for you. Would you be willing and wrong to keep my bail? I fear that the ultraconservative and homophobic views of Patanian have caused his passive aggressive behavior and abandoned the $3,000 security deposits of my wife and I. Save yourself and look elsewhere. The judge agreed with us and released the ridiculous counterattack. He gave us Monies and a verdict against the landlord
I visited Westfall Village several times as a guest of a current resident. The property is always clean, neat and immaculate. The apartments are spacious and well maintained. I had several encounters with the owner and he is always polite and professional. This is a great community that is part of it.
I have lived here for over a year now. I have found it to be a very enjoyable and safe place to live. Ed and his employees have done an amazing job on not only the buildings but maintaining the integrity of the whole community. The grounds and surrounding trails are kept immaculate and any concerns are immediately addressed. I would strongly recommend Westfall Village.
