This is one of the best IHOPs I've been to. Food, service, and cleanliness were all above average compared to what you see in other IHOPs. Our sever was kind, attentive, and made sure we knew the pancake of the month. The food was hot and good. They allowed me to make several changes to my eggs Benedict. This place goes down the drain day by day, I usually order Doordash. Today I decided to stop in. I will never order from this place again. As soon as you walk in the waiting area, it is extremely dirty and it smells horrible. You can definitely tell they don't ever clean the front area. View all feedback.

Food was delivered hot and delicious. Service was excellent!
The place is supposed to be open 24 hours a day. I arrive at 10pm and they say they can't help me because there is no staff to help.
